Easy Steps You Can Take To Add Value To Your Home

HO-HO-KUS, N.J. (CBSNewYork) - The peak home buying season is just around the corner, which means now is the perfect time to prep.

First impressions matter most when selling a home, says Ho-Ho-Kus realtor Kristin Gildea Fox.

"Now is definitely the time to get your home prepared to go on the market. People tend to wait until flowers are out and Spring is here, but, it's actually a little too late if you wait until then," she told CBS2's Alex Denis.

An essential that will attract any buyer is curb appeal.

Start with a fresh coat of paint on the trim and shutters, fill planters with flowers, update light fixtures, clean mail boxes and replace the front door.

"Those are all inexpensive ways that you can instantly add to the value of your home," Gildea Fox said.

If the home doesn't need structural repairs, like a new roof or siding, opt for improvements that home buyers can see. Enhancing fireplace mantels and adding moldings are examples of updates that appeal to potential buyers.

"Moldings are a great way, and often an inexpensive way, that you can really add value to your home. Picture moldings, like these here, or dental moldings on the ceiling," she said.

The same rule applies to hardware like knobs and faucets.

"Simply by replacing your faucets, you can create a brand new look in the room," Gildea Fox said.

People can't seem to get enough storage, so add more wherever you can-- whether that's in the basement or a bedroom closest.

"I think if you're thinking about doing these improvements, and you know you're going to spend the money to do them, go ahead and do them. Enjoy them," Gildea Fox advises.

Although you want to impress potential buyers with the look of your home, it's also very important to keep the mechanics updated and in good condition, like electric and plumbing.
