DALLAS (CBSDFW.COM) - A woman said that her seemingly nice neighbor is actually a serial rapist who police in Dallas are now trying to find. Richard Perez has been accused of two sexual assaults both at the Hyde Park on Montfort apartments. But the 31-year-old suspect is still on the run.

The woman explained that Perez warmed up to neighbors by handing out his business card, touting his hairstyling and massage business and offering in-home services. He seemed nice, at first, she said. But, earlier this month, he allegedly forced his way into her apartment and sexually assaulted her there.

"I suffered two black eyes and a broken nose," the 29-year-old victim said.

A phone call helped stop the attack. "My phone rang and I said, 'My friend is coming over, you need to leave.' He left so fast he left his jacket and his lighter," the victim recalled.

There was also a language barrier when Perez spoke with people. He reportedly said that he was from Peru.

The victim believes that Perez's massage business is simply a tool to target women. "I've had several massages done by professionals before, and they do do in-house massage calls," the woman stated. "It's just disgusting. He is doing this to everybody."

"I just don't understand why he's not in jail," the woman added. Authorities are investigating the case and searching for the suspect. But a few residents are upset that the apartment complex's management did not send out warning letters.

Residents at the Dallas apartment complex are concerned about the attacks. "That worries me, because I walk my dog a lot and by myself around this complex. But, hopefully, they'll increase patrols and get the guy," resident Erica Iturraran said, "not have him be roaming around anymore."
