NORTH TEXAS (CBS11) - New construction is not a new sight in North Texas. But in a state where everything is bigger, builders with M. Christopher Custom Homes are thinking small.

"The walls are 16 feet apart," explains Matt Rivas demonstrating the space inside a model home under construction. "Even though this is a small space solution, there is still ample space for everyday life."

The custom builder is used to working on much larger projects; homes as big as 6,000 square feet.

At just under 200 square feet, Rivas says his latest project has just enough room for 1 or maybe two people who really enjoy each others company.

"If you take one of our bigger homes, the quality is the same, just on a much smaller scale," Rivas explains.

The homes start at $40,000, but the company believes tiny homes could be a big seller in North Texas.

The builders have already received interest from people who want to use them as lake houses and playhouses for children. Rivas says parents have approached the company about building small homes for big kids who aren't quite ready to leave the nest.

"Right now there is no end in sight (to the possibilities)."

TV shows have been selling the tiny house dream for years.

In Luling, Texas, not far from San Antonio, Brad Kittel has been living the reality.

Founder of Tiny Texas Houses, Kittel builds homes using 95% salvageable materials. One of his tiny houses now sits on a McKinney ranch. Another lives in Central Dallas. His homes can cost ,pre than $100,000.

"My customers have been primarily patrons who can afford them, because there is no financing on them," Kittel explains.

But he believes anyone can build them.

"I see us forming small villages of tiny houses," he says.

He leads salvage boot camps to show others the way and 75 percent of his social media followers are women looking to downsize and plan for their futures.

Kittel says he has everything he needs inside of his own tiny home.

"Everything you would want: Microwave kitchen, shower, bedroom."

"Probably for the big walk in closet we're not going to be so good on that," he says.

It might not be for everyone, but a tight fit, could be the right fit for you.
