(CBS)  That second wave is coming ashore at a place you might call the "Repo Riviera" - Miami Dade County. Oscar Munoz used to sell real estate; now his company clears out foreclosed homes.

"Business is just going through the roof for us. Fortunately for us, unfortunately for the poor families who are going through this," Munoz explains.

"I wonder do you ever come to houses where the people are still here?" Pelley asks.

"Absolutely," Munoz says. "That's really a sad situation. I'd rather not meet the people."

Asked why not, Munoz says, "It’s not easy to come in and move a family out. It's just our job to do it for the bank. It's just the nature of what's going in the market right now."

Munoz says his company alone gets about 20 to 30 assignments per day. "And we're one of the few companies right now who are hiring. We have to hire people because the demand is so high," he tells Pelley.

People who've been evicted tend to leave stuff behind. The next house is usually much smaller. Banks hire Munoz to move the possessions out where, by law, they remain for 24 hours. Often the neighbors pick through the remains.

Once the homes are empty the hard part starts - trying to find buyers in a free-fall market.

Miami real estate broker Peter Zalewski talks like a man with a lot of real estate to move. "We have 110,000 properties for sale in South Florida today, 55,000 foreclosures, 19,000 bank owned properties. Sixty-eight percent of the available inventory is in some form of distress. They need someone to clean it up."

Asked what the name of his company is, Zalewski says, "It's called Condo Vultures Realty."

What does that mean?

"That in times of distress, and in times of downturn, there's opportunity. And you know, vultures clean up the mess. A lot of people seem to think they kill, but they don't actually kill, they clean," he says.

The killing, in Miami, was done by the developers back when it seemed that the party would never end. They sold hyper-inflated condos at what amounted to real estate orgies-sales parties for invited guests who were armed with option ARM and Alt-A loans. "There were red ropes outside. They had hired cameramen, and they had hired photographers to almost set the scene of a paparazzi," Zalewski remembers.

"They were hiring fake paparazzi? To make the customers feel like they were special?" Pelley asks.

"You were selling a lifestyle," Zalewski says.

Asked what roles these exotic mortgages played, Zalewski says, "They were essential. They were necessary. Without the Alt A or option ARM mortgage, this boom never would've occurred."

It never would have occurred because without the Alt As and the option ARMs, many buyers never would have qualified for a loan. The banks and brokers were getting their money up front in fees, so the more they wrote, the more they made.

"They stopped checking whether the income was even real. They turned to low and no-doc loans, so-called 'liar's loans' and jokingly referred to as 'ninja loans.' No income, no job, no assets. And they were still willing to lend," Tilson says.

"But help me out here. How does that make sense for the lender? It would seem to be reckless, in the extreme," Pelley remarks.

"It was," Tilson agrees. "But the key assumption underlying, the willingness to do this was that home prices would keep going up forever. And in fact, home prices nationwide had never declined since the Great Depression."

On the way up, everyone wanted in. No one expected to feel any pain. People like acupuncturist Rula Giosmas became real estate speculators.

Why hasn't this topic been more "Main Stream"? If this article is accurate and I believe it is, why hasn't there been more about it in the news?

Have the governments and news people been quite about this in fear of creating an even worse case of depression, deflation and financial collapse? I suppose I have answered my own question.

When are dems/liberals/progressives (or any other candy-coating for socialists/fascists)
going to admit that it was their coercing of banks to make the loans to people that couldn't afford them that started this travesty. But you can all smile, because Jimmy Carter finally gets to live his second term through the "almighty" Obama.
Thanh God for the internet, talk radio and FOXNEWS to counteract the drivel spewed by ABC,CBS,ABC and CNN.

I''m just wondering what''s going to happen? I know no one knows for sure.... Is there talk about not upping these rates for the Alt-A and ARMS buyers? That would be the sensible way to handle it. Yeah buyers got greedy and irresponsible but banks approved them and those loans should have never been allowed. So instead of bailing out the banks any more, can the banks just not up the interest?

I''m getting a headache worrying about what''s to come.... What''s going to happen to my family, my neighbors, my clients, my home''s value, my neighborhood? So many people are going to get hurt and there''s no way out.

Thank you Dasmon88! I agree. My husband makes decent money, just under $100k per year. We''d been watching as several of our friends who made far less went out and purchased these 600k homes. Logic told us that we could never afford a $600k home, it just didn''t make sense. We saw this coming a mile away as well. And so we''ve been waiting, waiting for homes to drop back to their actual values. We have perfect credit and a little extra in the bank so hopefully we''ll be able to get a nice, modest home in a few years.

I''m a person of average intelligence with no financial knowledge. It''s greek to me. But even I knew that there was simply no way a family making less than 100k/yr could afford these outrageously priced homes. When did they expect to pay them off? What did they think would happen?

I blame greedy people more than I blame the banks. Sure, the banks were stupid for extending these risky loans but no one forced people at gun point into these crazy, stupid loans. I''m sure some folks did get lied to and they have my sympathies. But for the most part people were just being greedy and short sighted, and now they''re losing their homes and crying for the government to clean up the mess they helped cause, yet refuse to take responsibility for. It irks me to hear people gripe and moan because there are those of us who have been responsible and didn''t overextend ourselves. What happened to living within your means?

If you simply read the terms of most ARM-type mortgages, the language states that the mortgage holder MAY adjust the rate upwards after the initial teaser rate period. It does not say that they MUST adjust it upwards.
There''s no excuse for banks adjusting them upwards in the current market. That''s like lighting a cigarette while pumping gas: don''t be surpised when there''s a huge explosion and nobody comes running to help.

Banks s-c-r-e-w-e-d us before in the first mortgage meltdown, they''ll do it again this time too. They''ve learned that profit is now privatized and loss is nationalized, so why would they change?

The ney sayers and folks who are griping about this being "fear mongering" are having some trouble smelling the coffee...

When folks who are getting turned down for cell phones, can go out and buy a $500,000 homes... it is an actuarial fact that most of them are going to default on their loans.

When folks buy homes, that they can JUST afford, at teaser rates, and now they have lost income and their homes have dropped in value by 25%... it''s game over.

On average... in 2005 thru 2007, there was a NEGATIVE savings rate in the U.S.

All the armchair genius aside... you can''t defeat the math here. People who paid attention and did the simple math... they (we) have been talking about this since early 2005. Where the hell were the rest of you?

Oh by the way Angelo Mozilo of Countrywide, Stanley O Neal of ML, Charles Prince of Citi, and Herb Sandler of Golden West Financial all need to be brought up on charges of fraud by the FBI.

Ok I watched tonight and 60 Minutes really should do their homework. I first knew it was bad with the payment option ARMs when I saw this article in Business Week over 2 years ago

They were called a "ticking time bomb" and World Savings who was bought out by Wachovia in 2006 (no wonder they went under) was one of the biggest originators of these toxic loans. I never did one since I never saw the benefit for any of my customers. I have heard that Countrywide is/was really exposed to these with high defaults since they used their own appraiser and they went over 80% of appraised value.

I have no idea what 60 Minutes is talking about with the "Alt A" loans resetting in the next 2-3 years along with the payment option ARMs??? They have been re-setting in the last couple of years. These "negative amortization" loans have already been since 2005 why do you think all these expensive houses are going into foreclosure?? It wasn''t the "subprime" loans it was these type of ARMs. Also, the "subprime" ARMs were being originated through first part of 2007 so these 2 year ARMs should be coming up this spring. After that, they should be cycled through unless people can''t get them refinanced.

This is just more "doom and gloom" reporting that 60 Minutes and others use as a ploy to get more ratings.

The world''s economy is based on TRUST and CONFIDENCE.
We lost trust and confidence and everything collapsed.
If we believe, that trust and confidence will return, it will. WE have the power to change our ''course'' AND a new President willing to do so.
Before you just blow this off, here''s a thought.

Obama said during the election, "if WE tuned our cars and filled the tires WE could save a lot of gas."
McCain handed out tire pressure gauges and called them, "Obama''s Energy Policy".
Well WE got the last laugh...We filled our tires and used less gas, demand went down, the price went down. We believed it would work and it did.
OPEC will cut production soon. Through the old politics of fear, they''ll try to create a shortage and cause ''panic'' buying. Thus demand goes up, along with the price. If we just stay cool and only buy the gas we need, there will still be plenty. Opec is ONLY cutting the surplus. Use less-pay less. TRUST and CONFIDENCE-IT WORKS because its contagious!

The option arm loans shouldn''t be that bad......most of them have a clause that says, when the initial low rate term expires, the loan company can only raise the rate 1/2 to 3/4 percent per quarter, until you reach the prime rate. Once the prime rate is reached the raises will stop and then the loans ride the prime rate for the duration of the loan. If Americans plan properly and look a their options, there should be more than enough time to re-fi, sell your house, or ride the small percentage increases, before your payments are significantly increased.

It is not really possible for your loan to jump from $800 to $1,500 overnight like article makes it seem. Everyone should be protected by a cap on the increases.

Plus, if people are smart, they''ll call their loan companies and ask for an extension on the low option ARM rate. Almost all loan companies are granting extensions right now because they are afraid of people defaulting. They would much rather have consistent low payments than no payments at all.

What IS going to send our economy into a deeper tail spin is simpleton members of the media getting Americans worried and worked up over things that our economy should be able to handle no problem. The media should start reporting positive stories so Americans get comfortable again, start investing and I stop loosing money on my 401k.

Its amazing to me that you were in The Jade Residences in Miami, so close to the Ground Zero of the mortgage fraud epidemic, and you didn''t mention the abundance of condos purchased with straw buyers, inflated appraisals, and huge checks cut to the BUYERS at closing. These were not arms length purchases, these condos were vehicles for robbing banks who sought zero quality control from unscrupulous mortgage brokers teamed with crooked title agents. Do a little research and run the numbers on that fiasco and you have a segment for a future edition of 60 Minutes.

The mortgage crisis will continue to get worse. When you look for a job and your credit shows that you have had a repo or that your home is in foreclosure, they simply will not hire you. Therefore, we can not get jobs based on our credit. So it goes like this, we can not get a job because of outr credit and we cant fix our credit because we can not find a job.

Instead of all these foreclosures and harm to the people and the economy, why don''t the feds just pass a law that mortage interest rates are capped at say, well, 5% or something. Isn''t it better for everyone to keep the people in their homes, and paying their mortgages?

the fed lowered its lend rate to 0 to .25% mad money has jim cramer screaming buy real estate the bottom will hit in the real estate market in july of 09 i dont see that happening nither does tilson what does tilson see with this new move by the fed? and the possible rumor that the new president to be wiill bu ya trillion dollars worth of bad mortgages?
