- That theory works good except banks have no way a knowing how many times these people take vaction or if they eat at mcdonalds or decide they can afford steak. So no I don''''t believe it is the banks responsiblity to make people give them a list of every penny they spend. It falls on the person who takes the loan to make sure they can afford it. Because all a bank look at is you major expenses.

Financial ratios don''t lie. They won''t assure every loan will get repaid but it guarantees that a certain number will. The borrower has to take an active role of misrepresenting his financial condition--in other words, to declare fraudulent financial information--for these ratios to all of a sudden no longer work. - Reply to this comment

And a friend of mine is a mortgage broker...you should see some of the applications he gets. The "no-doc" loans were absolutely ridiculous, and he agreed, but they were allowed by law to get loans without supporting documentation.

Yeah, that''s the truth.
But they are paying a mortgage. And thank God the property taxes are included with the mortgage payment.
I owned land once, and the property taxes weren''t included in the payment. Once a year I had to come up with several thousand dollars, and it was difficult.
I now own a home, and I''m glad that the taxes are in escrow. It makes it easier to be responsible. - Reply to this comment

Then I found that all of the information was neatly displayed in a table format on Wikipedia.

The banks bear a greater share of the blame in this. They are the professionals and have more knowledge as to what loans borrowers can afford to take on. There are various financial ratios that deal with this. So unless the borrowers misrepresent their financial standing, which would constitute fraud, it''s mostly the banks'' fault. They have a greater understanding of the risks involved and they know when a loan is risky. Which is why regulation would have prevented this mess by removing banks'' discretion to give out risky loans in pursuit of short-term gains. - Reply to this comment
